The Old Stables at Kipscombe

A warm Devon welcome awaits you at The Old Stables, with a cosy wood burning stove, thick rugs, and a deep comfortable sofa to relax on.  You will arrive to find a generous welcome hamper including homemade scones, fresh eggs and other locally sourced edible goodies . If you are bringing dogs, they will have their own goodies to look forwards to as well!

If you are arriving on a Friday, there is usually a Fish & Chip van in Bratton Fleming to save you the bother of cooking on your first night, and we will even pick it up for you if we're going ourselves. On a Wednesday evening we have a very popular  wood-fired pizza van in the village

From the Kitchen/Dining and Living room, with its cosy woodburner, three steps lead down to the heated conservatory which has lovely views west over the hills. This is a perfect place to dry off after a wet walk, as well as a calm place to sit.

A door leads from the conservatory to the pretty secluded garden and a gate from the garden leads to the private parking space and path to the orchard.

Star Gazing

The bedroom is on the same level as the living room and kitchen dining area. It has a window to the front and a  Velux window above the bed through which you can marvel at the amazing Exmoor stars (don’t worry this has a remote control blind so you won’t get woken at dawn by the sun!).

The generous shower room is next to the bedroom and consists of a large walk-in shower, basin, wc and airing cupboard. Fluffy towels are provided along with a Faith in Nature handwash, shower gel, shampoo and conditioner.

Creature Comforts

Dogs are superbly catered for with two large Omlet Topology, memory foam beds with assorted toppers, and a large HiK9 raised bed. Dog towels, an outside hosepipe and a Mud Daddy are provided for use after wet walks. There is even a plug in towel rail for drying damp dog towels.

The wood burning stove is a definite hit with most dogs. Mine love to relax by the fire, gazing into the gently dancing flames!

Kitchen/dining room

The kitchen is well equipped with a range of base and wall units, dishwasher, larder fridge, small freezer, gas oven and hob. There is also a microwave, air fryer, kettle, toaster and cafetiere. Dining table and chairs.

Living room

A spacious bright living space with period features and a central woodburning stove. Satellite TV (with Netflix), DVD player and DAB radio. Free Wi-Fi.
Open plan to kitchen/diner, with a pet gate available to separate them from the bedroom and bathroom if required.

Solid wood flooring with rugs to minimise slipping.

Conservatory

Double-glazed and heated with a tiled floor. Fine views west over rolling farmland and the private courtyard garden.

Bedroom

With king-size oak plank bed with comfortable Hypnos mattress. Premium wool-filled duvet and pillows. Bedside tables with lamps and sockets for device charging. Ample hanging and shelf storage in built in cupboards, with one converting to a workstation.

Shower Room

Very spacious with a large walk-in shower, WC and basin, heated towel rail and more storage space. There is a Velux window providing natural light.

Garden

Mainly paved with outside table and chairs for sunny breakfasts and leisurely suppers. Screened by mature shrubs and a Devon bank along two sides this is a very private area which is ideal for nervous or reactive dogs. Outside tap and hose. Gate to parking area and path to orchard and the babbling brook in Kipscombe’s own woodland.

Parking

Parking is right next to the cottage and with entry via the back gate into the garden and conservatory, so there is no need to access via the front door (especially useful if you need to wash and dry muddy paws). Although guests can also park at the front, if you have a sensitive or over-reactive dog parking at the side can give you more privacy.

Dark Skies

After dark you can enjoy some stargazing. Exmoor is part of the Dark Skies initiative and the lack of light pollution means this is a popular venue for astronomers. We often get a good view of the aurora borealis.

After dark we often hear owls hunting through the wooded valley and, if you are lucky, you might catch sight of the Red Deer as they walk through the wood.
